New energy ratings presents builders golden goose on commercial refurb work

New legislation that means commercial property with a poor energy rating cannot be leased or sold has presented builders who provide refurb and upgrade work a once-in-a-blue-moon opportunity.



New Energy Performance Certificates (EPCs) come into force in April 2018 and means that after this date, it will become unlawful for any commercial property to be either sold or let where it has an EPC rating of below band E.

With about 20% of all commercial space falling below this level means a lot of properties right across the UK will have to be upgraded in order to make the mark.

As some businesses will already be looking to sign new lease agreements taking them forward to 2018 and beyond, means the building they occupy will need to be upgraded, placing them in a strong position when negotiating new terms.

For builders, news on the introduction of the EPC ratings will mean they can approach landlords and property owners offering them estimates and work to make the building habitable under UK Law.
